Atkinson, NH Single Family Home Sales Outpace Condominium Sales

There are 20 condominiums and 44 single-family homes for sale in Atkinson, NH, with prices ranging from $459,900 to $189,000 for condominiums and $1,279,000 to $199,500 for single-family homes. The longest running condominium has been on the market since May 10, 2007 priced at $419,000. Four condominiums are currently under contract and are waiting to close.
Currently there are 18 single family homes currently under agreement, four homes were sold since April 01, 2009. One short sale and one bank owned property. The average sold price was $270,000 in April and $186,500 in May. This is a healthy amount of activity in single family home sales that I have seen in a while.
In addition, three condominiums have been sold (one condominium was a short sale property) with an average price of $243,750. Although there is plenty of condominium inventory, buyers are still looking into making a deal on single-family homes. I am seeing a healthy number of first time home buyers for single-family homes.
The average days on the market was 272 days in April, and 172 days in May for condos, and for single family homes the average days on market was 149 days in April and 94 days in May which indicates that buyers are more interested in making single family home purchases rather than opting for condominiums.
