Bedford, NH Home Sales Figures Dip Slightly in April, Outlook For May More Promising

Sales figures just in for April showed 11 Bedford homes sold compared to 14 sold in March. Sales prices ranged from $189,900 to $575,000 with the majority of these sales in the $300,000 to $400,000 price range. The average sale price was $396,282 with a median sale price of $362,900. The average time on market was reasonable at 100 days. Sellers got about 96% of their asking price which shows the homes that sold were priced attractively.
Outlook for Increased Sales in May is Promising.
There are 29 homes under contract, waiting to close escrow which should improve sales figures in May. The average asking price of the homes under contract is $476,210 and median price of $429,900. Average time on market is 111 days and median, 92 days.
Inventory of Homes Available For Sale in April Increased over March.
There are 140 Bedford homes for sale now compared to 130 in March. This is not unusual since this is the time of year that many people put their homes on the market. The snow is gone and homes look great with flowers in bloom and green grass. Available homes range in price from $231,900 up to $2,450,000. The average home price is $547,491 with a median price of $449,900. Average time on market so far is 107 days. It is notable that new and pre-construction homes accounted for only 17% of the Bedford single family home market.
With many homes available for sale in Bedford, there is something for everyone. Homes come in all sizes and they are located in large, medium and small neighborhood settings. There are also homes on larger more secluded lots with a true rural feel and estate homes. Schools are well-regarded in Bedford and there is an abundance of shopping nearby.
