Exeter NH Condominum Sales Report For First Quarter Of 2009

exeter-nh1Currently there are 47 condominiums for sale in Exeter with prices ranging from $74,900 to $364,000.  The average days on the market for these listings is just under 6 months.

In the first quarter of 2009 there were 8 condominiums reported sold in Exeter. The average days on the market was nearly a year. The average sale price was 92% below list price.

In January 2009 there were 8  new condos listed – of those 8,  1 has gone under and agreement and sold.  It was a cash sale, distressed property.  It sold in 38 days for 78% below its listed price.

In February 2009 there were 3 new condos listed – of those 3 none have gone under agreement.

In March 2009 there were 7 new condos listed, one went under agreement in 8 days but has not yet closed.

So far in April 2009 (as of the 27th) there were 9 new condos listed, one of which went under agreement in 11 days but has not yet closed. [click to continue…]

Currently there are 80 single family residential homes for sale in Exeter with prices ranging from $119,000.00 to $1,820,000.00.   The average list price is $425,000 and the average days on the market for these listings is around 6 months.

There are currently 22 properties under agreement in Exeter.  The average days on the market for these properties is just over 4.5 months and the average list price is $363,000.00.

In the first quarter of 2009 there were 12 homes reported sold in Exeter. The average days on the market was just over 4 months. The average sale price was $275,000, compared to an average list price of $289,000 for a difference of 5% from list price to sale price. Looking at the same first quarter figures from 2008, the difference from average list price to average sales price is surprisingly, 5%. In fact, looking at the sales from January 1, 2008 until April 8, 2009, the average difference of list price to sale price comes out to just 5.5% below list for all residential sales of single family homes in Exeter. Same Amount of Homes Sold in Exeter As Prior Year: In 2007 as in 2006 there were 107 Exeter homes that were sold, but while the number of transactions stayed the same other pieces of the Exeter real estate picture have changed.

Exeter Saw Less Homes Put Up For Sale In 2007: The same number of homes were sold, but there were actually less homes put on the market in 2007 then went on the market in 2006. In 2006 there were 241 homes that came on the market in Exeter. In 2007 that number was down 18.8% to 198 homes.

Exeter Listing Prices Down From Previous Year: In 2007 the average price of homes that were listed for sale was $413,620, which was 91.5% of the average asking price in 2006.

Exeter Homes Sold For 9.9% Less Than What They Sold For In 2006: The overall listing (or asking) price of the homes that sold in 2007 was down 6.8% from the previous year to $404,645. The average selling price of the homes that sold in Exeter was down 9.9% from 2006 to $387,653.

Exeter Homes Sold For A 4.2% Discount From List Price In 2007: The difference between the asking price and the selling price was widened in 2007 – the average sale was for 95.8% of the asking price (it was 99.1% in 2006).

Exeter Homes Took Longer To Sell In 2007: The time on market lengthened in 2007. On average, sellers had to wait over a month longer to sell their homes as days on market increased by 35.7% from 2006.

Notable Sales: Two historic Exeter Homes sold in 2007 – The Moses-Kent House on Pine Street sold for $1,200,000 and the Amos Tuck House on Front Street sold for $1,285,000.

As noted previously, the Exeter real estate market slowed considerably towards the end of 2007. We’ll see if the Exeter market warms up with the weather in 2008.

Exeter saw a cold real estate market in December. New sales contracts were at the lowest level of 2007. There were just 3 newly under agreement properties with an average listing price of $394,933.

There were 6 closed sales in December with an average selling price of $395,681 which was 95.1% of the asking price. Average time on market was 133 days.

There was a single new listing in December.

Exeter homes sales showed signs of weakness in November with just five sales closing and just five homes going under agreement. The average sales price was $295,040 which was 99.1% of the average asking price. The average time on market was 98 days.

There were 11 homes that went on sale in November with an average asking price of $471,036.

There were five homes that went under contract for sale with an average listing price of $423,760. The average time on market was 263 days.
