The eastern Monadnock area is experiencing more single family home buyer activity than we have seen for a while, although there are still not a lot of properties actually going under contract. Currently the towns of Antrim, Bennington, Francestown, Greenfield and Hancock have only six single family homes under contract and five homes under agreement subject to contingencies out of 127 homes on the market.
Peterborough has 73 active listings of which two are under agreement with contingencies.
From January 1 to March 31, eight homes sold in Peterborough and fifteen in the other five towns. For the same period last year, the numbers were six in Peterborough and twelve in the other towns.
While these figures may appear low, they show a 33% increase for Peterborough and a 25% increase for the other towns, year over year. The average selling price was 92% of the list price. However, two properties that sold for 81% and 83% had a significant effect on this figure. Without those two properties, the average is 94.6% which is in line with the surrounding area and not much different from the average of 94.4% in the first quarter of 2008. The big difference is in the days on market which averaged 120 this year as opposed to 207 in 2008.
