There are 20 condominiums and 44 single-family homes for sale in Atkinson, NH, with prices ranging from $459,900 to $189,000 for condominiums and $1,279,000 to $199,500 for single-family homes. The longest running condominium has been on the market since May 10, 2007 priced at $419,000. Four condominiums are currently under contract and are waiting to close.
Currently there are 18 single family homes currently under agreement, four homes were sold since April 01, 2009. One short sale and one bank owned property. The average sold price was $270,000 in April and $186,500 in May. This is a healthy amount of activity in single family home sales that I have seen in a while.
In addition, three condominiums have been sold (one condominium was a short sale property) with an average price of $243,750. Although there is plenty of condominium inventory, buyers are still looking into making a deal on single-family homes. I am seeing a healthy number of first time home buyers for single-family homes. Here is a quick update on the real estate market in Atkinson, New Hampshire:
There are 60 homes for sale in Atkinson, including 12 condos for sale, with prices ranging from $209,900 for 139 Maple Dr to $1,299,000 for 8 Meeting Rock Drive.
The longest running property has been on the market as long as 926 days. Seven homes are currently under contract and are waiting to close.
Properties sold since March 01, 2009 are 5 condos (2 bank owned) and one single family home – 11 Stone Pound Lane, which sold for $460,000. Short sale and bank owned homes accounted for approximately 45% of all sold homes in past six weeks.
