Stratham, NH – Single Family Home Sales – 2007 Wrap Up
Sales held fairly steady in 2007 with 74 homes sold, down 6.3% from 2006 when there were 79 closings. The average selling price drifted down 6.4% to $437,235 which was 97.1% of the last asking price. Time on market did not change significantly in 2007, averaging 148 days.
Here is the sales breakdown by number of bedrooms: seven two bedroom homes sold for an average of $322,543, 32 three bedroom homes sold for an average of $370,218, there were 34 four bedroom holds that sold for an average of $523,548 and a single five bedroom home sold for $450,000.
Inventory adjusted downward in Stratham – there were 153 new listings on the market in 2007, down from 177 listings in 2006. Average asking price was down 4.9% to $471,604.
It is worth noting that the pending sales activity was down substantially from 2006. There were 22.9% less pending sales than the prior year.
Notable sales included a home on Boat Club Drive with water frontage on the Squamscott River that sold for $725,000. Stratham had seen a very robust new construction market in the last several years as open land was developed into new subdivisions. New construction sales in 2007 included four sales at Chisholm Farm and several sales at Sunset Woods.
