			<content:encoded><![CDATA[<p></p><p><strong>Portsmouth sellers started to get involved in the market again</strong> with 27 new single family home listings on the market in October, up 58% from the previous year. The 11 sales and 12 pending contracts reported in October were both almost double the activity a year prior. The average sales price saw a significant increase of 51.2% to $516,085. Homes sold for an average of  6.2% of asking price in just over two months.</p>
<p><strong>48 Ball Street, with 250&#8242; of waterfront on Little Harbour</strong> sold for $1,550,000 and 51 Baycliff, with frontage on the Piscataqua River sold for $900,000. Little Harbour saw several sales in October &#8211; 1105 South Street, a 3 BR Cape, sold for $507,500 and 28 South Street, a 3 bedroom antique home in the south end, sold for $504,038.</p>
<p><strong>The condominium market in Portsmouth saw the same level of sales activity</strong> as a year prior with 12 sales and 7 pending contracts reported. The average sales price was $247,441 with a list price to sales price ratio of 94.26%. The average time on market was nearly five months.</p>

The following statistics are based on the period from January, 1, 2009 through September 30, 2009 and January 1, 2008 to September 30, 2008.</p>
<p>Single family residential listings are a bit off from 2008, which is keeping inventory fairly tight, yet sales volume is down nearly 9% year over year. The average sales price is down nearly 9%.</p>

<p>The average sales price of $330,657 eclipsed the average sales price of September 2008 by slim margin of 1.24%. Homes sold for an average of 6.8% of asking price and were on the market for an average of 28 days.</p>
<p><strong>Portsmouth&#8217;s condo market was slightly busier</strong> than the previous month &#8211; there were seven sales recorded with an average sales price of $266,200. The average discount from list price was less than 3%, but the time on market was a longer than normal 149 days. There were 8 pending contracts reported in September. 1177 Sagamore Avenue #1, a new construction 3 bedroom condominium commanded the highest sales price of the month at $569,000.</p>

			<content:encoded><![CDATA[<p></p><p><strong>Portsmouth&#8217;s real estate market saw a pick up of activity in August</strong> with 14 closed transactions, up from 11 the prior year while newly reported sales contracts were steady year over year. The average sales price was $341,821 off 9.4% from August 2008, but there were two indications of a slightly tighter market &#8211; the list price to sales price gap closed to less than 3% and the average time on market was just over a month at 34 days.</p>
<p><strong>An 1890&#8242;s Victorian at 179 Lincoln in Little Harbour sold for $525,000,</strong> and an expanded cape at 411 South Street in Little Harbour sold for $492,500. 60 Wibird, a New Englander in Little Harbour, closed for $455,000. Portsmouth&#8217;s entry price range in August was $205,000, fetched by a 2BR home at 176 Concord Way in Atlantic Heights.</p>
<p>While the single family market was seeing good activity, the condominium market in August was in the doldrums. There were six sales recorded, down from 15 the previous August, and 4 pending sales reported, down from 10 the prior year. The average sales price of $392,250 was higher that what the average single family home commanded in August.</p>
<p><strong>Two of the condominium sales were located in Springbrook</strong> and a two bedroom townhome at <strong>Tidewatch</strong> sold for $460,000. A free standing condex at 139 South Street brought $467,000, a loft style 3 bedroom condominium at 147 State Street saw $535,000 and 130 Dennett Street #1, a 3 bedroom condominium boasting water frontage on North Mill Pond closed for $572,500 after a price reduction.</p>

<p><strong>Portsmouth&#8217;s condominium market saw more activity</strong> than the single family market in July. There were 15 condominiums that came on market, about even with July of 2008. 14 sales were reported with an average sales price of $291,457. The list price to sales price ratio was a tight 96.2% of asking price and time on market averaged just over four months at 127 days.</p>
<p>A new construction condominium unit at 62 Mill Pond Way set the high sales price for the month, closing at $625,000.</p>

<p>May 2009 saw a bit of a warm up in the Portsmouth real estate market with more homes for sale (27 new listings vs. 21 in May 2008) and more homes reported sold (16 vs 9 the previous May).
