Grouse Point Club, Long Bay, And South Down Shores Offer Gated Community Living In The Lakes Region

meredith-laconiaFor those you who would like privacy, water access and amenities, a gated community might be just thing for you.  In the Lakes Region of New Hampshire we have quite a nice selection of properties in three separate communities in two separate towns.

Meredith is home to Grouse Point Club.
It is the smallest and affords the most amenities. There are 83 homes on more than 82 acres of land.

Grouse Point Club’s waterfront amenities are impressive – there are 35 docks, 20 moorings and three gorgeous sugar sand beaches. When you walk along the golf cart path you will see gazebos for the convenience of the members and cook out areas with grills for picnics.

Grouse Point Club boasts both single family homes and condos. There are 2 condo associations within Grouse Point totaling 19 of the 83 residences. Currently there are 7 properties for sale at Grouse Pointe – there is a single condo listed at $550,000 and 6 single family homes ranging up to $1,995,000.

The Grouse Point Club overlooks Meredith Bay and is located just minutes from downtown. Development of Grouse Pointe originated in the mid 1980’s. The clubhouse is an exceptional feature of this community. Sited high over Lake Winnipesaukee, the substantial function room affords a gorgeous 270 degree view of the lake and features a full kitchen. In addition to the function room there are several gathering rooms for meetings. Activities are supported with an heated indoor pool and exercise room and just outside the clubhouse are tennis courts and a basketball area with a small playground. Grouse Point Club features a full time manager on site.

South Down Shores and Long Bay are gated communities located in Laconia NH. Although they share a common gated entrance they are in actuality two separate and distinct communities.

Currently there are 37 homes or condos on the market in these two communities. They range from $227,900 to $1,150,000.

As a whole, the Laconia communities are much larger than the Grouse Point Club. There are several hundred homes and condos within the two communities. South Down Shores is primarily made up of condominium homes within 15 different villages, whereas Long Bay consists of  primarily single family homes with just a few condo communities within its boundaries.  Both communities offer beaches, but South Down also features boat racks as well as docks. This is a very efficient – and much less expensive way to keep your boat there as opposed to purchasing a dock. They have quite an efficient system to lift the boats and place them in the water with ease. There is a shortage of docks in all of the communities, so they are quite dear.

South Down Shores and Long Bay both have tennis courts and walking trails which are popular.

There is still new construction in Long Bay, primarily within an area called the Willows and in an area by the name of Pride’s Point.  There are still lots available within both South Down Shores and Long Bay if one wished to build a new home.

The communities of South Down and Long Bay are located just minutes north of the City of Laconia, located on Paugus Bay, which is a section of Lake Winnipesaukee where entrance is gained from the big lake by going under a bridge.
