How did the housing market fare in Manchester, NH in February? Single family residential transaction volume was similar to January with two dozen sales reported. The average sales price of $164,125 was 96% of the asking price. The average time on market for the properties that sold was a short 62 days There were 39 pending sales reported with an average listing price of $177,088. Pending sales activity was down from about 25% from 2008 levels. Once again we are seeing the sweet spot for sales and pending sales in the under $200,000 price range. There are currently 268 homes for sale in Manchester with an average listing price of $253,001.
