Manchester NH Real Estate Market Watch – January 2009.
Manchester residential home sales were a mixed bag in January. With 25 homes sold in Manchester, the number of closed transactions was on par with the previous year, though the average sales price of sold properties, at $200,763, was down 19%. The time on market was down from about four months to about 10 weeks for those properties. The average sales price was 98% of the last reported asking price.
Looking forward – pending sales contracts were up over the previous year by just over 25% to 38 units- so there is more sales activity happening now then there was a year ago. The hot spots are in the under $200,000 price range with an average pending listing price of $173,484.
There were 80 new single family home listings in January with an average listing price of $225,102. A year ago there were 86 new listings that came to market with a significantly higher average asking price of $362,696.
