Manchester, NH Condominium Sales Increased In May With 18 Sales Reported With Shorter Market Time

The number of condominium sales reported for Manchester in May increased, but the percentage of asking price to sold price was down about 1% from April figures. Sale prices ranged from a low of $52,500 to a high of $229,000 with an average sale price of $135,789 and median of $132,950. Average time on market was reasonable at 114 days, much improved from April’s figure of 152 days. The number of condo’s sold this year compared to the same period of 2008 shows a 58% decrease.
63% Increase In Condo Sales Waiting To Close!
As of this posting there were 63 Manchester condominiums in contract waiting to close escrow. Last month, there were 40. The condo’s waiting to close range in price from $59,000 up to $399,900 with an average asking price of $153,710-median of $149,900. Time on market for these pending sales is 142 days. Second quarter sales figures will improve if many of these sales close by the end of June.
Inventory of Available Condominiums Decreased Slightly in May.
There is about a 10 month supply of Manchester condominiums available for sale and with good variety of prices and styles from which to choose. 34 Manchester condo’s entered the market in May. Prices range from $49,900 to $599,900, 32 priced under $100,000. The majority of condo’s in Manchester are priced from $100,000 to $200,000 and 51 priced over $200,000.
There are plenty of great condominium buys in Manchester of all shapes and sizes. Financing is available with FHA financing available with a 3.5% down payment for qualified buyers and qualified condominium complexes.
