Nashua Housing Market Saw Strong Single Family Sales In May, Reduced Time On Market

Good news for the Nashua housing market. There were 44 homes reported sold in Nashua in May 2009, this is up just a hair from May 2008. While the average sales price is down from the year before the difference between the asking price and the sales price is narrowing – the average discount from the last listed price on properties reported sold in May was just 2%.
What does this mean? It may indicate that as sellers are adjusting their pricing expectations buyers are in turn stepping up to purchase – the average time on market has decreased by over a month from 116 days in May 2008 to 79 days last month. The average sales price of $229,661 is well within the reach of many first time home buyers that are currently benefiting from historically low interest rates and the available $8,000 tax credit.
Another strong real estate market indicator is the fact that pending homes sales in Nashua reported in May are also up slightly from the previous May, from 55 homes to 60 homes. The pending sales average listing price is also up significantly to $291,615 from $260,045 last year. Time on market is also down from last year. This does n0t necessarily mean that home values are increasing in Nashua, however, it may show that there is a bit more confidence in the middle market.
Here is another incredibly strong indicator for Nashua – based on pending home sales reported last month there is just under four months of inventory currently available. There are currently 233 homes for sale in Nashua ranging in price from $59,900 to $1,000,000.
